The Gorton Monastery is a Pugin-designed Grade II* building and it's worth a visit if you're in the area, but for our purposes the more important thing is the surrounding housing. Streets around Hyde Road, Cross Lane and Gorton Lane are dense with Victorian and Edwardian two-up-two-downs, many of which have been Right-to-Bought from the council and are now privately let. That demographic mix — owner-occupied, council-tenanted, and private rental — produces a varied workload.

Belle Vue is mostly residential now after the entertainment district closed in the 1980s, with the dog track shutting in 2020. Newer estates have filled in around Belle Vue Stadium and the Velodrome, and these are where we do most of our recent work — EV chargers, smart lighting and modernisations rather than rewires.

Gorton has a high proportion of HMO and rental properties, which translates into steady EICR demand. Manchester City Council's Licensing department has been more active in recent years, so we're seeing more landlords get on top of their certificates pre-emptively rather than reactively. Block bookings on portfolios are common here.

Gorton sits inside Manchester's selective licensing programme, which is one of the largest in the country - 14 separate designations across three fee tiers from £591 to £964, each with its own boundary and expiry date. Gorton has two of them: Hyde Road, covering 94 properties, and The Ladders, covering 773. Both sit in the 2022 tier at £798 full fee and run to 30 April 2027. If your Gorton rental is licensed, the conditions go beyond the national minimum. As well as the five-yearly EICR that applies to every private tenancy in England, Manchester's own licence conditions require you to produce an original PAT certificate on demand where you supply appliances. There is no national equivalent of that appliance-testing duty, and it is the single most commonly missed condition.

A timing quirk worth knowing before you book anyone: a mandatory HMO licence application is invalid in Manchester without an EICR from the last five years, whereas a selective licence application needs only a gas certificate. That changes when the electrician is needed - before you apply in one case, potentially after in the other. Manchester's HMO amenity standards also set things no national regulation covers, including a minimum of three single sockets above the kitchen worktop, stair lighting switchable from both ends, and six air changes an hour of kitchen extract.
