Sale's housing splits roughly into three eras. The Edwardian terraces and larger detached homes around Brooklands and Ashfield Road tend to have surviving early-20th-century wiring tucked behind plaster — a partial rewire on the lighting circuits is often enough on these, with a full consumer unit upgrade to bring the protection up to current 18th edition. The 1930s and post-war semis through Sale Moor and Ashton-on-Mersey are usually safe but tired, where an EICR plus a fuse-box-to-RCBO upgrade fixes most of the issues we see. The newer infill estates from the 1990s onwards mostly just need adding-to: EV charger circuits, garden office sub-boards, smart thermostat installs.

The work-from-home boom hit Sale harder than most areas. The Metrolink commuter pattern, the garden sizes, and the demographic mean we're installing garden office wiring almost weekly — proper conduit-system work feeding sub-boards in outbuildings, not just an extension lead from the kitchen. If you're building a garden office in Sale, plan the electrics in early; conduit ducting wants laying before the slab pours, not retrofitted afterwards.

Sale also has a couple of conservation areas — around Brooklands and parts of Ashton-on-Mersey — where exterior light fittings and any visible cable runs need to be sympathetic to the Edwardian / inter-war character. We work to those constraints regularly: surface-mount conduit in matching colour, period-style fittings where required, and discrete cable routing where the building inspector or conservation officer will check.

Sale sits in Trafford, which runs neither selective licensing nor additional HMO licensing - only mandatory HMO licensing at five or more occupants. Where Trafford is distinctive is the detail of its HMO amenity standards, which are more electrically specific than any other council we cover. They require two 13A double sockets in every habitable room, two doubles above the kitchen worktop for every five occupants plus dedicated sockets for each major appliance, staircases lit their full length with switches at top and bottom, and time-delay or PIR lighting only in common areas. Free-standing plug-in electric heaters are explicitly not acceptable; Economy 7 storage heating is. (Checked August 2026.)

Two Trafford requirements catch landlords out. The first is that fire alarm and emergency lighting systems must be on a credit meter, not a prepayment meter - a sensible rule, and one nobody expects. The second is the certification clock: a licence application needs an EICR no more than five years old and fire detection and emergency lighting certificates no more than twelve months old, so those recur annually rather than once every five years. Trafford's HMO licence is £1,012 plus a 211 pound grant fee, £1,223 in total.

A borough-wide Article 4 Direction confirmed on 20 March 2018 means converting a house to a small HMO needs planning permission anywhere in Trafford, Sale included - the sealed plan edges the entire borough. On EV charging Trafford is blunt: it does not authorise trailing cables across footways, full stop, as they cause an obstruction. Up to 100 new on-street charge points are being installed across the borough by Amey under CRSTS funding, which is the alternative for anyone without a driveway. (Checked August 2026.)
