Local Knowledge

Why our work in Tameside is genuinely local

Tameside is the metropolitan borough that sits east of central Manchester, made up of nine main districts. Steels Electrical is based in Denton — geographically, that puts us close to the centre of the borough.

Typical response

Around 10 minutes from our Denton HQ in normal traffic. For genuine emergencies we aim to be on site the same hour.

Tameside's nine main districts have very different characters but share a lot of the same housing patterns: dense Victorian and Edwardian terraces close to old industrial centres, inter-war semis on the post-1918 estates, post-war council and ex-council stock, and pockets of new-build in regeneration areas. That commonality means our team is genuinely versed in the wiring patterns you'll find anywhere in the borough — the period-specific issues, the council-stock quirks, and the recurring fault patterns.

We work daily across Denton, Audenshaw, Droylsden, Hyde, Ashton-under-Lyne, Stalybridge, Dukinfield, and the Denton sub-areas of Dane Bank and Haughton Green. Mossley sits at the borough edge but we cover it as part of the same patch. Every Tameside address gets the same response time priority and pricing.

Tameside does not run a selective licensing scheme, so most private landlords in the borough do not need a licence — a common point of confusion, because several neighbouring authorities do. What did change is the borough-wide Article 4 Direction confirmed in March 2026: converting a house into a small HMO now needs planning permission anywhere in Tameside, where previously it did not. Mandatory HMO licensing still applies at five or more occupants, and the five-yearly EICR requirement applies to every private tenancy either way. That keeps steady demand for EICRs and landlord safety certificates across the rental-heavier parts of Hyde, Ashton, Droylsden and Denton, and we block-book portfolios at favourable per-property rates. (Council position checked August 2026 — always confirm current requirements with Tameside Council.)

Because Tameside runs no selective licensing, most notifiable electrical work here goes through building control rather than a licensing process, and the council publishes exact figures for it. A rewire notified by an electrician who is not in a competent person scheme costs £486.49 including VAT; the same rewire notified by someone not qualified costs £689.60. Non-rewire electrical work is £365.28 or £519.25 on the same split. Work never notified at all is regularised at 150 per cent of the building notice charge, and after a first free hour the council charges £69 an hour for advice. (Fees valid from 1 April 2026, checked August 2026.)

Tameside also runs its own Part P non-competent person assessment, which not every borough does. It asks for circuit layout drawings, cable sizes, protective device details, earthing arrangements and a loading report for the existing installation, plus an inspection before anything is covered up, with a surcharge if defects mean a re-inspection. Worth building into the programme on a Tameside job rather than discovering it halfway through.

On EV charging Tameside is restrictive and clear about it: trailing charging cables across pavements are not permitted, and the council offers no gully or channel scheme as an alternative. For a terraced property with no off-street parking that effectively rules out home charging, which is a very different answer to the one you would get in Salford or Manchester. (Checked August 2026.)
