A homeowner in Bramhall called us out for fault finding on their Heatmiser underfloor heating system. The plumbing side of UFH is usually robust — the manifold, flow and return lines, and zone valves rarely fail. What does fail is the controls side: the wiring centre that takes signals from each room thermostat and switches the appropriate actuator on the manifold to open or close that zone's flow.
Heatmiser systems specifically have a few common failure modes we know to check. First, the actuators — the small electrical valve heads sitting on the manifold itself — these stick or burn out, particularly the older 230V wax-pellet types that were standard before the lower-voltage versions came in. Second, the thermostats: battery failures, miswired Cat5 runs back to the wiring centre, or simply paired-to-wrong-zone configuration drift after a previous service. Third, the wiring centre's internal relays — the bit that actually switches the actuator power. Relay failure usually shows as one zone permanently on or permanently off regardless of thermostat call.
On this Bramhall job we worked through the wiring centre, tested actuator continuity for each zone, checked thermostat wiring back to the centre, and identified the actual fault. System back online the same visit — which is the right standard for UFH faults.
