Fire-Rated Downlights

Yes. Building Regulations require fire-rated downlights in a loft conversion to maintain the fire integrity of the ceiling between floors. Standard downlights create holes that allow fire and smoke to spread quickly. Fire-rated fittings include an intumescent pad that expands in heat to seal the gap, maintaining up to 90 minutes of fire resistance.

Building Regulations require mains-powered, interlinked smoke alarms on every storey, including the new loft level and any new stairway or landing. A heat alarm should be installed if the loft includes a kitchen area. We install Grade D1 LD2 systems – the standard required for loft conversions – and link them to any existing alarms in the property.

A loft conversion typically requires several new circuits – lighting, power, smoke alarms, and potentially a shower or heating circuit. If your existing consumer unit doesn’t have enough spare ways or lacks modern RCD protection, we’ll recommend an upgrade. We assess this during our initial survey and include it in the quote if needed.

We route cables through the loft void and within the new stud walls wherever possible, minimising disruption to existing rooms below. In some cases, we use existing cable routes or install mini-trunking in discreet locations. Our aim is always a neat, tidy installation with minimal redecoration required.

Yes. Electric underfloor heating is a popular choice for loft conversions because it doesn’t require pipework or connection to the central heating system. We install the electrical supply, thermostat, and wiring for the heating mats, while the flooring contractor fits the mats themselves.
