How we work with Manchester letting agents

We are based in Denton and carry out EICRs across Manchester, Tameside, Stockport, Oldham and Salford. Much of that work is for landlords, and if you are a letting agent or property manager booking inspections on behalf of the landlords you manage, we are happy to deal with you directly.

When you book, tell us three things: who to arrange access with, who the report should be addressed to, and who the invoice goes to. From there it runs the same way every time. We come out on the agreed day and carry out the inspection and testing. The invoice goes out the same day, and the certificate follows as soon as that invoice is settled.

The dates and deadlines you are managing for your landlords

The legal duty sits with the landlord, but it is usually the agent who keeps the diary. These are the deadlines in the 2020 regulations that an inspection sets running. The full picture for landlords is on our landlord electrical safety certificates page.

Every five years, at least

Each rented property needs an inspection and test at least every 5 years, or sooner if the previous report sets an earlier date.

Copies to the right people, on time

A copy goes to existing tenants within 28 days of the inspection, to new tenants before they move in, and to the local authority within 7 days if they ask for it.

28 days for remedial work

Anything coded C1, C2 or FI has to be put right within 28 days, or sooner if the report says so, with written confirmation to the tenant and the local authority within 28 days of the work being completed.

Penalties of up to £40,000

Local authorities can impose financial penalties of up to £40,000 for non-compliance, raised from £30,000 on 1 November 2025.

EICRs across a managed portfolio

We do rates for anyone with more than one property, and that includes the properties an agent manages. The travelling and the paperwork work out better across several addresses, and that is reflected in the quote. When a managed property comes back unsatisfactory

An unsatisfactory report starts a 28-day clock, and it is usually the agent who has to get a decision out of the landlord inside it. We quote the remedial work separately from the inspection, so you have a clear figure to put in front of them. Nobody is committed to having us do the work, and the cost is always seen before anything is agreed.

Yes. Much of our inspection work is for landlords, and we are happy to deal directly with the letting agent or property manager who looks after the property. Tell us who the report and the invoice should be addressed to when you book.

The duty under the Electrical Safety Standards in the Private Rented Sector (England) Regulations 2020 sits with the landlord. In practice the managing agent often arranges the inspection and keeps the records on the landlord’s behalf. Your management agreement sets out what you have taken on for each landlord.
