What's Included in Our New Build Service

A complete electrical installation from foundation to finish — designed, installed, tested, and certified by qualified electricians

First-Fix Cable Routing

All cables carefully routed through walls, floors, and ceilings before plastering. We work closely with your builder to ensure tidy, compliant cable runs in the correct zones.

Lighting Design & Installation

From recessed downlights and pendant fittings to outdoor security lighting, we design and install a complete lighting scheme tailored to your new build’s layout and your preferences.

Consumer Unit & RCD Protection

Every new build receives a modern consumer unit with dual RCD protection, RCBO circuits where required, and full surge protection to safeguard your appliances and electronics.

Full Testing & Certification

We carry out comprehensive testing of every circuit and issue an Electrical Installation Certificate – all included in our price. Where the work is notifiable, we’ll advise you on Building Control registration.

Smart Home & Future-Proofing

Cat6 data cabling, EV charger pre-wiring, smart lighting circuits, and extra conduit runs so your home is ready for whatever technology comes next.

Trade Coordination

We schedule our first-fix and second-fix stages around your builder, plumber, and other trades to keep your project on track and avoid costly delays.

Frequently Asked Questions

First-fix is the stage where cables are routed through the walls, floors, and ceilings before plastering. This includes running cables for sockets, switches, lighting, and the consumer unit. Second-fix happens after plastering and decoration – it’s when we install the actual sockets, switches, light fittings, and connect the consumer unit. Both stages must be completed by a qualified electrician.

Yes. All electrical work in a new build must comply with Part P of the Building Regulations. We carry out and test all work to BS 7671 and issue an Electrical Installation Certificate on completion; as notifiable work it also needs registering with Building Control, and we’ll advise you on how that’s handled for your job.

Ideally, we should be involved from the planning stage. Early engagement allows us to review the architect’s drawings, advise on socket and switch positions, plan circuit layouts, and coordinate with other trades. This avoids costly changes later and ensures a more efficient installation.

Absolutely. A new build is the perfect time to install smart home infrastructure – extra data cabling, smart lighting circuits, EV charger points, and home automation wiring. It’s far easier and cheaper to install these during the build rather than retrofitting later.

The main cost factors include the size of the property, number of rooms and circuits, the specification you choose (number of sockets, light points, and any extras such as outdoor lighting or EV charging), accessibility during first-fix, and the complexity of the build design. We quote after reviewing your plans.
