Yes. Building Regulations (Part F) require bathroom and wet-room extraction to be ducted to the outside — not just into the loft or ceiling void, which dumps moist air into the roof and causes damp and rot. We always run the duct to an external wall or roof terminal.

For anything beyond a straight like-for-like swap, yes. Bathrooms are “special locations” under the wiring regulations (BS 7671), with strict zones governing where electrical equipment can go, and a new fan circuit is notifiable under Part P. A qualified electrician makes sure it is safely zoned, correctly wired, and certified.

Yes. We can wire extractor fans with a run-on timer (the fan keeps running for a few minutes after you leave the room) or a humidity sensor (it switches on automatically when moisture rises). Both are excellent for clearing steam and preventing damp and mould.
