How Often Do Landlords Need an EICR?
At least every five years in England — or sooner if the report recommends it. The renewal rules in brief.

The short answer
Landlords in England must have a satisfactory EICR at least every five years. If the report recommends a shorter interval, you must follow that instead. You also need a fresh inspection after significant electrical work, or if you have reason to believe the installation is no longer safe. A copy goes to tenants within 28 days and to the council on request.
The five-year cycle is the headline rule, but there are a couple of situations where you should not wait the full term. Here is the position for Manchester landlords.
The renewal rules
Renew the EICR:
- At least every five years as standard.
- Sooner if the EICR itself specifies a shorter review period.
- After major electrical work or a rewire.
- If you suspect the installation has become unsafe.
Stay ahead of the deadline
